Kotak Mutual Fund Launches Kotak Nifty Realty Index Fund to access India’s evolving real estate opportunity

Mumbai : Kotak Mahindra Asset Management Company Limited (“KMAMC”/“Kotak Mutual Fund”) announced the launch of the Kotak Nifty Realty Index Fund, an open-ended scheme that seeks to replicate and track the Nifty Realty Index, subject to tracking error. The New Fund Offer (NFO) opened on 26 October 2026 and closes on 9 November 2026.

India’s real estate sector is benefiting from structural shifts including urbanisation, rising incomes, infrastructure development and increasing formalisation under frameworks such as the Real Estate (Regulation and Development) Act, 2016 (RERA). The opportunity spans residential, commercial, retail, hospitality and industrial warehousing segments.

The Kotak Nifty Realty Index Fund offers investors an opportunity to participate in India’s listed real estate sector through a passive investment strategy linked to the Nifty Realty Index. As on 30th Sep 2026, The index comprises 10 NSE-listed real estate stocks and is rebalanced semi-annually.*

Nilesh Shah, Managing Director, Kotak Mahindra Asset Management Company Limited, said, “India’s real estate sector is undergoing a structural shift from a fragmented market towards a more formalised and organised industry. Customers, lenders and landowners are increasingly favouring established developers with stronger financial and execution capabilities. Rising purchasing power and demand for quality developments could further strengthen this trend. The Kotak Nifty Realty Index Fund gives investors a simple and disciplined way to participate in this evolving opportunity through a passive strategy.”

Satish Dondapati, Fund Manager, Kotak Mahindra Asset Management Company Limited, said, “Investing in individual real estate companies requires investors to navigate the sector’s cyclical nature and stock-specific risks. As on 30th September 2026, The Nifty Realty Index provides exposure to a basket of 10 listed real estate companies through a transparent, rule-based methodology*. The fund seeks to replicate this index, offering investors a straightforward passive route to participate in the listed real estate sector.”

Investors can invest a minimum amount of ₹1,000 during the NFO and any amount thereafter, subject to the terms and conditions specified in the Scheme Information Document (SID).
