The Rise of Residential Clubhouse Living in the Capital

The idea of the clubhouse in India has colonial roots, introduced through exclusive social clubs that became central to urban social life. Over time, this culture evolved and found its way into residential developments, where clubhouses became a standard feature in premium housing projects. What began as an amenity has gradually turned into a defining element of luxury living.

In cities like Mumbai and Gurugram, residential club culture has flourished over the past decade, shaped by dense urban living and evolving lifestyle expectations. Delhi, however, remained an outlier. Despite being home to some of India’s most established private clubs such as Gymkhana-style institutions and neighbourhood clubs in areas like Punjabi Bagh, residential clubhouse living remained relatively underdeveloped. Most luxury homebuyers in the capital associated “club life” with external memberships rather than within their residential ecosystem.

That narrative has begun to shift in recent years, particularly post-COVID, as homebuyers increasingly prioritise wellness, convenience, and community within their immediate living environment. A key inflection point in this transition has been the emergence of integrated luxury developments such as DLF’s ONE Midtown in West Delhi. The project has introduced a new benchmark for what a residential clubhouse can deliver in the heart of the capital.

At the centre of ONE Midtown is The ONE Midtown Club, a members-only residential clubhouse that redefines hospitality-led living in Delhi. Designed by internationally renowned DP Architects and Smallwood SRSS, the 21,200 sq ft multi-level club is complemented by 12,000 sq ft of outdoor amenity spaces, creating a layered lifestyle environment that blends leisure, wellness, and social interaction.

The clubhouse is designed as a self-contained lifestyle destination. It includes a 34-seater fine dining restaurant with a live kitchen offering Indian and Oriental cuisine, a curated bar with premium spirits and cocktails, and a café serving comfort food and wood-fired pizza. Wellness is central to the offering, with a spa featuring private treatment rooms, a steam facility, and a salon. Social and recreational spaces such as a games room, library, and a multipurpose AV hall further extend its utility beyond leisure into everyday living.

What sets this model apart is its integration with podium-level amenities. Spread across more than 12,000 sq ft, the swimming pool complex features five distinct zones, including an infinity pool, lap pool, kids’ pool, lounge pool, and a landscaped poolside garden. A 3,625 sq ft fitness centre equipped with Life Fitness machines, a dedicated kids’ play area, and an in-house convenience store reinforce the idea of complete residential self-sufficiency.

In contrast to traditional clubs in Delhi, which operate as standalone social institutions, residential clubhouses like ONE Midtown’s are embedded within daily life. They are not accessed occasionally but experienced continuously. This shift reflects a broader change in buyer preferences, where convenience, wellness, and community integration are now as important as location and design.

For developers, this evolution is a response to a more demanding and lifestyle-conscious homebuyer base. The modern urban resident expects more than a home; they expect an ecosystem. As a result, clubhouses are no longer being treated as add-ons but as core infrastructure within luxury developments.

In many ways, The ONE Midtown Club signals a turning point for Delhi. It brings hospitality-grade amenities, global design thinking, and integrated community living into the heart of the capital. More importantly, it marks the beginning of a new phase where residential living in Delhi is no longer defined only by space, but by experience.
