Noida and Ghaziabad Are No Longer Peripheral to NCR’s Growth Story

Delhi : Delhi-NCR’s luxury housing map is expanding, with Noida and Ghaziabad gaining importance beyond their traditional positioning as alternatives to Delhi and Gurugram. Better connectivity, expanding employment hubs, and a wider housing choice are strengthening their appeal as destinations in their own right. The shift is particularly visible along the Noida Expressway and Ghaziabad’s NH-24 corridor, where infrastructure and housing development increasingly reinforce each other.

JLL’s Q2 2026 residential report places Noida’s share of NCR housing sales at 36% and Ghaziabad’s at 18%. Together, they accounted for 54% of the 10,021 homes sold across the region. Noida also recorded 7.1% year-on-year growth in residential capital values. These are market-wide figures, not luxury-only indicators, but they show the scale of demand supporting both cities’ evolving residential identities.

Ghaziabad contributed 30% of NCR’s residential launches during the quarter, with new development concentrated along NH-24. The significance of Noida and Ghaziabad lies in their substantial market participation, rather than an assumption that every housing segment is witnessing uninterrupted growth.

Savills India’s H1 2026 assessment highlights the Noida-Greater Noida Expressway micro-market, where capital values for under-construction residential properties grew 28% year-on-year. While not a luxury-only indicator, it reflects the growing value attached to selected residential corridors.

In Noida, the expressway’s residential appeal is closely connected to its commercial role. JLL recorded Noida’s share of NCR office net absorption at 30% in Q2 2026, with the Noida Expressway among the region’s principal absorption corridors. This employment activity gives nearby housing a stronger demand base: access to workplaces complements the larger homes, privacy, open spaces and community facilities associated with luxury residential development.

Sectors 148, 150 and 151 illustrate different aspects of this evolution. Sector 148’s Aqua Line station provides a public-transport anchor for the surrounding catchment. Sector 151 forms part of the wider residential corridor, while Sector 150’s planned green spaces and recreational setting distinguish its housing proposition. Together, these sectors represent a southern expressway belt where connectivity and residential quality are increasingly central to location choice.

Prateek Canary in Sector 150 forms part of the corridor’s evolving luxury residential landscape, where open spaces, planned development and connectivity are increasingly shaping location choice. Access to the Noida-Greater Noida Expressway and onward routes towards the Yamuna Expressway adds to the sector’s residential appeal.

The commercial operations at Noida International Airport on 15 June 2026 have added a wider economic dimension. The airport provides a new air gateway, while planned metro extensions and regional transport links could broaden access further. Their housing impact will depend on implementation and last-mile connections.

Ghaziabad’s transition follows a different pattern, combining established road connectivity with township-led residential growth. Siddharth Vihar’s location along NH-24 near Indirapuram places it within this growing housing ecosystem. The neighbourhood’s move towards larger residential communities is reflected in developments such as Prateek Grand City, a 40-acre integrated township.

Beyond existing neighbourhoods, GDA’s September approval of Harnandipuram’s first-phase layout and the proposed Aero City indicate planned urban expansion, not established housing demand. Residential, commercial and community infrastructure remain central to these plans.

For younger professionals and upgrading households, the emerging proposition is not simply a larger apartment, but a better-connected residential setting offering space, privacy and lifestyle amenities. As their residential markets mature and infrastructure expands, Noida and Ghaziabad are moving beyond their peripheral positioning to become increasingly important drivers of NCR’s premium housing growth.
