Certus Capital, a home-grown institutional asset management firm specialising in secured real estate private credit, announced that it has closed the first half of CY2026 with total commitments exceeding INR 1,000 crore, deployed across residential, commercial, and mixed-use real estate opportunities. The capital has been deployed across a well-diversified set of markets, with 26% committed in Hyderabad, 19% each in Mumbai and Chennai, and 37% in NCR. The commitment reflects the firm’s continued focus on disciplined underwriting and flexible capital structures for high-growth markets across the country.
The half-year performance underscores Certus Capital’s continued momentum in India’s structured real estate credit space, as the firm builds on its track record of partnering with credible and experienced developers to provide flexible, well-structured capital solutions across key growth markets. This is backed by a governance-first framework of escrow-based control and active asset management.

Among the deals contributing to this milestone is a fresh INR 275 crore commitment to a Gurugram project on the Dwarka Expressway, with strong connectivity to both Delhi and Gurugram CBDs.
Alongside its deal-level investments, Certus Capital has also announced the first close of the Certus TFCI Real Estate Fund, a Category II AIF focused on secured real estate debt. The fund is built to offer investors diversified exposure, with continuous capital deployment and a long-term income strategy. It carries an institutional commitment of approximately INR 75 crore from Certus Capital (including Certus team) and TFCI as sponsor and anchor investor.
Looking ahead, the firm expects continued momentum in the second half of CY2026, with a pipeline of opportunities across existing and new markets, as it continues to deepen its footprint in India’s private credit ecosystem.
