Sector 98 along Airport Road emerges as developing real estate pocket

With Mohali’s urban expansion gradually moving towards the Airport Road corridor, newer sectors such as Sector 98 are beginning to attract attention from investors and prospective homebuyers.

Located along PR-7, the sector offers connectivity to key destinations including Chandigarh International Airport, Aerocity and several developed residential pockets of the city. Over the past few years, infrastructure upgrades along the Airport Road belt have led to increased real estate activity in adjoining sectors.

Property consultants say enquiries for plotted and low-rise residential options have risen in the newer sectors along this stretch. The demand is being driven largely by professionals working across the Tricity region as well as non-resident Indians exploring organised residential layouts.

Compared to older neighbourhoods, these emerging sectors offer wider road networks and relatively planned infrastructure, factors that increasingly influence buyer preferences.

Sector 98 is still considered to be in its development phase, but market observers point to gradual appreciation trends witnessed in nearby sectors along the Airport Road belt over the past few years.

Another factor expected to contribute to the area’s liveability is the proposed GMADA Urban Forest in neighbouring Sector 97. Planned across nearly 35 acres, the project aims to expand green cover in the rapidly developing parts of Mohali. The forest zone is expected to include a variety of tree species, including medicinal and fruit-bearing plants, along with walking trails and landscaped areas.

Urban planners believe such large green spaces can help improve environmental balance and enhance the overall living environment in emerging residential clusters.

The presence of established developers in the area has also increased the sector’s visibility. Industry observers say that when reputed developers consolidate land parcels and announce projects in a locality, it often reflects confidence in the area’s long-term potential.

Udit Jain, Director, ONE Group, said the company sees Sector 98 as part of Mohali’s planned expansion along the Airport Road corridor. “Connectivity to the airport and other commercial hubs has played an important role in shaping buyer interest along this stretch. As infrastructure and social amenities develop further, the sector is expected to see steady growth,” he said.

Along with connectivity, the development of social infrastructure such as educational institutions, healthcare facilities and retail spaces in adjoining sectors is likely to support the next phase of residential growth in the area.

While the locality may take time to fully mature, Sector 98 is increasingly seen as part of Mohali’s expanding residential belt along the Airport Road corridor.
