National : What began in 2016 as a dedicated workforce capability within the Embassy Services ecosystem has since evolved into a comprehensive facility management organisation, spanning integrated facility management and specialised services. Over the past decade, TCFM (Technique Control Facility Management) has expanded its scale, capabilities and geographic footprint, emerging as a significant player in India’s evolving facility management landscape.

Over the following decade, that evolution has been shaped by a series of defining business milestones.

10 Years. 10 Defining Milestones

1. 2016 | The Foundation

TCFM became part of Embassy Services Private Limited (ESPL) in 2016, establishing a dedicated workforce capability for facility and property management. The move was anchored in the need for greater control over workforce governance, training, compliance and service delivery, while strengthening ESPL’s broader approach to building critical capabilities in-house.

2. Workforce | 500 to 15,000

From an initial workforce of approximately 500, TCFM has grown to 16,000 over the past decade. Beyond the 30x manpower increase, this growth reflects the organisation’s focus on developing a professionally governed, increasingly skilled workforce capable of supporting complex facility operations.

3. Geographic Expansion | 30 Cities, 12 States

TCFM expanded from its initial operating footprint to 30 cities across 12 states, creating a wider delivery network to support clients across diverse operating environments. This geographic expansion has accompanied the company’s growing presence across commercial, manufacturing, healthcare and hospitality sectors.

4. Client Scale | 200+ Clients Locations

Over the decade, TCFM has built a portfolio of more than 200 client locations across the broader real estate ecosystem. Its sectoral growth has particularly accelerated across commercial, manufacturing, healthcare and hospitality, with each segment adding new operational complexities and broadening the organisation’s delivery expertise.

5. Scale of Operations | 140 Mn Sq Ft

TCFM today manages more than 140 million sq. ft., marking a significant expansion in the scale and complexity of its operations. The growth in managed area has required the organisation to build stronger processes, governance mechanisms and specialised capabilities that can operate consistently across a diverse portfolio.

6. Capability Expansion | TCFM Plus

TCFM’s evolution has extended beyond traditional integrated facility management model. The introduction of our new service line – TCFM Plus brings together specialised capabilities across safety, compliance, training, audits and specialised cleaning, enabling the organisation to address a wider range of operational requirements under an integrated framework.

7. Operating Governance | 80+ SOPs

As its footprint expanded, TCFM strengthened the governance architecture supporting service delivery. Today, its operating framework includes 80 SOPs, alongside 230+ annual site audits, 350+ site due diligences and 104+ annual site transitions—creating greater process discipline and consistency across its operations.

8. People & Skilling | 3,700+ Training Sessions

Building workforce capability has remained central to TCFM’s growth. The organisation conducts more than 3,700 training sessions annually, supported by five training centres, 100+ training modules and 8,000+ onsite training hours. This structured learning ecosystem is designed to build a workforce equipped for the increasingly sophisticated requirements of modern facility management.

9. Technology | Data-led FM

Technology has increasingly become an enabler of TCFM’s operating model, helping move facility management from reactive service delivery towards greater visibility and data-led decision-making. Its technology ecosystem includes IFMS dashboards, IoT/BMS integration, digital reporting and monitoring systems, alongside technology-enabled audits and operational processes.

10. Standards & Certifications | 4 ISO Certifications

With scale has come a greater focus on standardisation, accountability and operational discipline. TCFM has built its operating framework around established processes and holds four ISO certifications, reinforcing its focus on consistent service delivery and structured operational practices across its growing footprint.

Dharmvir Singh, Country Head, TCFM, said, “The next phase of facility management will be defined by how effectively we integrate people, processes, technology and governance to meet evolving business needs. At TCFM, we are building on our operational experience by strengthening our specialised service capabilities through initiatives such as TCFM Plus, investing in skilling, enhancing governance and adopting technology to improve visibility and consistency across operations. Our focus is on building a future-ready organisation that delivers quality, meets evolving regulatory and ESG requirements, and creates sustainable value for our clients.
