Mumbai : Women are taking a more active role in India’s residential real estate market, with their share of homebuyer sentiment increasing significantly over the past year. According to Magicbricks’ Housing Sentiment Index (HSI) 2026, women accounted for 40% of the overall homebuyer sentiment recorded on the platform, up from 18% in HSI 2025. The shift reflects a growing willingness among women to independently research, evaluate and make property decisions.

Apartments in well-managed gated communities continue to be a preferred choice, with safety, connectivity, amenities and community infrastructure emerging as key considerations. At the same time, interest in plotted developments and independent homes is growing among buyers looking for greater space, privacy and long-term value.

Lifestyle features are also becoming an important part of the decision. Fitness centres, green spaces, walking tracks, children’s play areas, power backup and work-from-home facilities are increasingly being evaluated alongside the home itself. Buyers are looking at the overall living experience and the value it offers within their budget.

The homebuying journey is becoming increasingly digital, enabling women to compare properties, prices, locations, amenities and developer credentials before making a physical visit. According to Magicbricks’ HSI 2026, sentiment rises from 124 for 3 BHK homes to 131 for 4 BHK homes and 128 for 4+ BHK homes, reflecting the growing preference for larger, premium homes with enhanced lifestyle offerings.

Demand remains strong across Bengaluru, Mumbai/MMR, Delhi-NCR, Pune, Hyderabad and Chennai, while emerging micro-markets are also gaining traction as buyers look for better value and connectivity. Magicbricks’ Q2 2026 PropIndex further highlights the growing importance of affordability, with value-driven corridors across markets such as Noida, Greater Noida, Pune and Kolkata gaining traction.

The shift is also visible in the growing interest among women in premium housing, under-construction properties and commercial real estate, indicating that their role in the market is expanding beyond end-use requirements. Increasingly, real estate is being evaluated not only as a home but also as a potential long-term wealth-creation avenue.
